The one with the good loot is north of Rosewood, towards the middle of the map. There's a dirt road leading to 8 houses with a barracks next to it. That one has the good military stuff. Something else that nobody mentioned is that the barracks are full of beds, which can be disassembled for a lot of Carpentry XP.
